This contemporary
renovation makes no concession towards differentiating the old from the new. Rather than razing the entire residence an effort was made to conserve what elements could be worked with and add space where an expanded program required it. Clad with cedar, the addition contains a master suite on the first floor and two children’s rooms and playroom on the second floor. A small vegetated roof is located adjacent to the stairwell and is visible from the upper landing.

Interiors throughout the house, both in new construction and in the existing renovation, were handled with great care to ensure an experience that is cohesive. Partition walls that once differentiated living, dining, and kitchen spaces, were removed and ceiling vaults expressed. A new
kitchen island both defines and complements this singular space.

The Bash family calls Modern with Ranch their home and is comprised of Courtney and Andrew Bash and their two sons, Oscar (age 3) and Auggie (age 2). Andrew works in real estate and Courtney works for a locally based corporation, Cerner. With Andrew’s ties to the real estate business, he came across a
ranch home for sale in the Old Leawood neighborhood of Kansas which needed some serious updating, but had major potential. This potential became realized when the couple brought Matthew Hufft and Hufft Projects into the picture and the renovation began. The relationship between Matthew Hufft and the Bash family goes back much further than this project. Courtney and Matthew have known one another since childhood in Springfield, Missouri. The Old Leawood neighborhood is mostly traditional but welcomed this update to their street. The Bash’s backyard, on most evenings, is the meeting point for those 10 and under and turns into the neighborhood playground. The family enjoys all of their space, both outdoor and in; the boys especially love their playroom that feels like it is in the trees. They are an ideal Kansas City family – both very hip and design savvy, and possessing down to earth Midwestern values.
